What is the Hybrid Rental Model?
The hybrid rental model combines short-term rentals during peak travel season with mid-term stays (30–90 days) during slower months. It's the strategy BookedHosts uses across our 90+ property portfolio to maintain 87%+ occupancy year-round.
Peak Season (April – September)
During Toronto's busiest tourism months, short-term nightly rentals command premium rates — often 2–3x what a long-term tenant would pay per night.
Off-Season (October – March)
When nightly demand dips, we pivot to mid-term stays: corporate professionals, healthcare workers on contract, families in transition. These guests book for 1–3 months and provide stable, predictable income.
The Result
No vacancy gaps. No seasonal income drops. Your property earns consistently, regardless of the time of year.
